To ensure a smooth and efficient leasing process, our apartment community has specific application requirements. Prospective residents must meet eligibility criteria, including income verification and background checks. Check out the full list of requirements below to see if you qualify for your new home today!
To qualify for one of our apartment homes we require the following:
- Completed and signed application for each future occupant 18 and over
- $50 application fee for each future occupant 18 and over plus a *$250 holding deposit
- Good standing credit (please note not all credit reports are the same and can vary)
- Gross monthly income must be equal to 3 times the monthly rent. Applicants are subject to employment verification and current proof of income.
Examples of acceptable income verifying documentation may include:
- Two (2) consecutive pay stubs.
- An offer letter from a future employer which is subject to verification from the employer.
- Tax returns or a 1099(s) if self-employed.Bank statements as required to verify income.
- Most recent social security, SSI or SSD award letter.Tax returns, or other reliable documentation to verify income.
- Housing Choice Vouchers are accepted and will be considered in determining income qualification.
In addition to meeting income criteria set forth above, the following criteria will also be applied:
- No prior outstanding landlord debt/eviction filings, cannot have been nonrenewed at any ResideBPG or Pettinaro managed property
- Must pass criminal background check
- Valid government issued photo ID and for each future occupant subject to verification by a third-party screening vendor
- Guarantors are only accepted due to a lack of income. The applicant (occupant) of the apartment must pass all other resident criteria. Guarantors must have a minimum credit score of 700, must earn five times the monthly rent, no landlord debt and subject to background screening

All supporting documents must be submitted within 48-hours of the application.
*$250 partial payment is applied to first month’s rent. Fee is only refundable if the application is not approved. Nonrefundable if applicant cancels for any reason.
